No tenant fees, no agency in the middle

HatfieldRooms.uk is for rooms let by landlords, not high-street agents. You compare the rent, what is included and the move-in date on the room page, then book a viewing with the landlord.

There is no charge to search and no charge to ask for a viewing. Tenant fees such as admin fees and referencing fees are not added on top. The Tenant Fees Act 2019 bans those charges in England. What you pay is the rent and a deposit.

The deposit is around one month's rent. It is registered with a government-approved tenancy deposit scheme and returned at the end of the tenancy, minus fair deductions for damage beyond wear and tear.

Typical tenancies are 6 or 12 months. The landlord explains the agreement, the deposit and the move-in date before you commit. Do not pay a deposit before you have viewed the room.

Rooms are furnished shared houses in Hatfield and nearby Welwyn Garden City and Potters Bar. Bills included on a listing means gas, electricity, water and broadband are in the weekly rent. The room page also shows the monthly figure, which is the weekly rent × 52 ÷ 12.

The same page lists what that room includes, the available-from date, and up to three similar rooms. If a room has been let, the page says so and keeps the similar rooms. After 7 days that address redirects to the area page.

Students at the University of Hertfordshire and people working at Hatfield Business Park or commuting by train use the same listings. Full-time students are normally exempt from council tax. That is separate from the bills included in the rent.
