Tenancy terms & how renting works
A plain-English summary. Your signed tenancy agreement is the full legal document — this page explains the essentials.
1. Type of tenancy
Rooms are usually let on an Assured Shorthold Tenancy (AST), the standard form of private renting in England. We typically offer 6 or 12-month terms to suit students and professionals, with flexible start dates.
2. Rent & what's included
Rent is quoted per week (pw) for students and per calendar month (pcm) for professionals. Every tenancy is bills-inclusive, covering:
- Gas & electricity
- Water
- Superfast broadband / WiFi
- Communal cleaning & maintenance of shared areas
Bills are included for normal household use. If a property has any fair-use arrangement, we'll tell you before you sign.
3. Deposit & protection
We ask for a deposit of around one month's rent. By law, your deposit is registered with a government-approved tenancy deposit protection (TDP) scheme within 30 days, and returned at the end of your tenancy minus any fair deductions for damage beyond normal wear and tear.
4. No agency or admin fees
As a direct private landlord, we charge no agency, admin or referencing fees, in line with the Tenant Fees Act 2019. The only payments are your rent and protected deposit.
5. Your responsibilities
- Pay rent on time;
- Keep your room and shared areas clean and tidy;
- Be considerate to housemates and neighbours;
- Report maintenance issues promptly so we can fix them quickly.
6. Our responsibilities
- Provide a safe, well-maintained home that meets legal safety standards (gas, electrical and fire safety);
- Carry out repairs promptly;
- Respect your right to quiet enjoyment of your home;
- Protect your deposit and give proper notice as required by law.
7. International students & guarantors
We welcome international tenants. Depending on circumstances, we may ask for a UK-based guarantor or an additional deposit. We'll always explain the options clearly before you commit.
8. Viewings & booking
